It all sounds so simple. Pick out a floor plan, lot, elevation, options and presto – your home is built and you’re handed the keys just like that. Unfortunately, it doesn’t always go just like that and that’s when an experienced advisor comes in handy; someone who has been party to hundreds of these transactions and knows how to nip a potential problem in the bud before it even starts.
But why do I need you if the builder already has an agent working for them?
Because the agent working on site doesn’t represent you. Their fiduciary responsibility is to the builder; not you. Whereas ours is solely to you and it’s our job to protect your interests.
Below are five other reasons why hiring buyer’s representation is a smart move.
Help Find the Right Home for You
There are over 260 new neighborhoods currently being built all through Las Vegas. It would take weeks to sift through all of them to find the right one for you. Fortunately, we’ve visited all those developments, and once we get to know you and what you desire in a new home, we can provide you with a tailored set of neighborhoods to choose from.
Once you choose the right builder and community, we’ll also advise on which lot and floorplan fits your needs and which will be best for resale in the future.
Handle the Paperwork, Contract, and Manage the Process
Buying a new home is a unique experience that differs from buying resale. It’s a much longer process to begin with, and there are many steps along the way that occur before you move in.
We’ll review the contract, explain it so it makes sense, and ensure the right addendums are in place to protect you. We’ll be there for you for all the milestones and inspections. And we’ll help manage the process so there are no unfortunate surprises.
Negotiate for You
It’s tough to negotiate on your own behalf when you’re emotionally tied to the deal. Who wouldn’t be? It’s your dream home; of course you’re emotionally invested. But that’s where we come in. We’re there to ensure your emotions don’t get the better of you by agreeing to something that may bite you in the long run. We’ve done our fair share of real estate deals, and we’ve pretty much seen it all. We’ll tell you the pros and cons of every decision so you can make the right one.
We also know where the builder might have a little wiggle room when it comes costs to get you the best deal.
Advise on Which Options to Choose
It’s not uncommon for a buyer to completely lose all good sense the moment they walk into the builder’s show room. Let’s be honest – they do a fantastic job at making it all look so good. But unfortunately, it’s also not uncommon for a buyer to walk out of there and spend tens of thousands more than they originally planned on options they didn’t need or could have found for less elsewhere.
We’ll let you know which options will matter when it comes to resale. We’ll also let you know which ones are best to let the builder handle and which ones might be better to do through another party.
It Costs You Nothing
That’s the best part. You don’t have to pay us a penny. The builder pays our commission – they’ve already anticipated doing so. We’ll let you in on a little secret and dispel an urban myth: The builder doesn’t jack up the costs for those who show up with their own representation. That person would pay the same price for the home regardless. Like we said, the builders have already factored it in.
With that in mind, why wouldn’t you have the best representation by your side to help protect you, your money, and your time.
